I would just like to let the record show that I have lived at 4111 Kansas Ave NW #KansasHouse now for 15 months or so.

The only thing nice & genuine about the Kansas House is Mr. Will, who is a resident and also night monitor staff. He is the only good memory when I move which will be soon that I will have to say about 4111 Kansas Ave NW. Mr. Will is just the coolest elderly spirit you will cross paths with on the journey if you happen upon this review and still need to move to 4111 Kansas Ave NW for a last resort type of thing!!!!

It has been trash! No I am not a Washingtonian so they way that I relay a message may not be interpreted by some as normal, but don't move here is what this entire review is saying! The funny part is I read the reviews before I moved here and didn't take heed to them, they were all accurate and factual.

They are always complaining about being short on staff, but I wonder why... it's probably because they're overworked and they probably truly know that for everything required of them that they may be underpaid. In a short time I have seen more than one property manager, and the replacement does nothing more than the last, except collect a paycheck sit in the office with the door closed and go home.

Don't allow the glam of the building and new kept grounds appeal to you, because it is a façade to cover up failure to fix and maintain, a cover up for poor property management, a cover up for short staffing that causes no maintenance or preventative maintenance to occur.

I have never lived in any apartment community or setting where you don't even see the maintenance staff come and replace the A/C filters every month or even every 3 months... in my June of 2023 to current ( 9/30/2024 ) tenancy, I have only had a maintenance man come to change them once, and it does not state in my lease agreement that I am responsible for their replacement.

I live in one of the penthouse units and I have had nothing but the worst experiences when it comes to my unit and deficiencies! I've had a hole in my wall since the third day I moved in that I did not cause, from another broken something inside the unit that fell from the roof and could had killed or severely injured one of my family members or myself had we been in the bathroom when it occurred. My wash machine broke almost two weeks ago, and they still haven't fixed it! The property manager who I'm not going to name, for her own safety or privacy stood in my face and basically lied, telling me that they had to order a part for my washer. Deep down I felt the lie, because my thought was how would they know the washer needs a gasket or anything when no one has come in to assess what is causing it not to work correctly.

They have monthly inspections of your unit, and walk around invading your privacy in real life even though you do sign the agreement at move-in which is bogus. Each month that they come, upon entry to your apartment they ask if the issues from last month are still deficient or broken, knowing good and well that they are because you all know that you have not sent a working soul to fix it or anything else!

Then you always see the purple shirts of the S.O.M.E staff every Friday or every other and I honestly don't know their purpose besides like maybe sweeping and cleaning common areas or just all sitting in the common area talking... doing nothing!

TRASH is what S.O.M.E.'s property management and upkeep is! So if you're on a waiting list it might be GOD saving you from the stress and bad living circumstances that you could encounter if you were here! IJS

I am so disappointed in S.O.M.E I had went to SOME in the last 3 weeks for clothes and each time I have gone, I have been disappointed on how things have been operated, I have stood in line for hours waiting but they seem to let people who aren’t in line cut in the front and I understand that some people are in a walker but do you all think ? it’s fair, it’s not my fault , I have been standing in line for hours in the heat with flies buzzing around me just trying to get clean clothes but people in the alley way seem to get preferential treatment and by the time we get there the good clothes are gone, I made a suggestion to them that they should hand out tickets with a number system to them and there response to me was that they should try to act like a adult but how can people act like adults when many of the people have mental health issues, I don’t understand why can’t people just listen to a suggestion, if you see it’s a problem try and fix the situation or you could go by appointments or even do it by last name alphabetically so everyone can get a fair chance so I won’t be coming back because it’s like I said I tried for 3 weeks and it’s been the same old conclusion each time so why bother ?

They give breakfast and cold lunches with plenty of snacks in the bags people should get extra food because some of the staff be taking the food home with them they should help with temporary IDS 2 the none Washington DC residents they need more security and police patrolling in this area they're a good program they are not open on Sundays and the shelter buses and vans are horrible

A great place to get homeless services. They offer hot breakfast daily as well as bagged lunches to go. Housing case managers although I haven't used their housing services are on deck five days a week.

I respect the organizations mission but the Staff is VERY VERY unprofessional. Staff are suppose to help with the overall experience a person receives while being serviced. I had a scheduled meeting with PRINCESS SMITH and she never showed up. I took off work for our scheduled meeting and for her not to show up was very unprofessional, rude and a waste of my time. This organizations Staff needs professional development training
